Finding the buyer
No one can say how long it will take for a buyer to be found. Agents usually have buyers they have been working that they can show through your property as soon as the contract is available. This group of people have been looking at homes and are just waiting for the right one for them to come onto the market. Sometimes the first person to see the property buys it.
If this is not the case for you, sit tight, your agent will be working hard to promote your property and find a buyer.
Getting the sale underway
When a buyer is found negotiiations will commence. While the price is of utmost importance, other issues such as settlement time, inclusions in the sale, repairs, etc. are often key negotiation elements that can clinch the deal.
Once an agreement has been reached all parties work toward getting the contracts exchanged.
