Countdown to moving day
Between exchange and settlement is the time for you insure the property you are moving to and then pack and book your removalist. We will be making final arrangements for the settlement day including coordinating your purchase if you are buying again and arranging for discharge of the mortgage. The purchaser's solicitor will be doing certain enquiries and organising things from their end.
During this time you will have to sign the transfer document and mortgage papers if you are taking out a new mortgage. You will also need to tell us how you want us to distribute your funds after settlement takes place.
Moving Day
When moving day comes all you need to do is to move out an hour or so before settlement.
Settlement will take place on a week day, usually between midday and 3pm. You must move out of the house on or before the day and before the time of settlement. We will attend the settlement and arrange for your money to be paid to your account. Our job is to attend to the details so all you have to do is move house.
The buyer will want to make a final inspection just prior to settlement so it is always best if you have moved out completely before they do this. You agent will be in contact with you to arrange a suitable time for this inspection.
