Q - When I Decide To Sell My Property, What Do I Have To Do?

A - There are two things you must do. You must choose the agent you want to sell the property for you and obtain a listing contract so the agent can show the property to prospective purchasers. In 1987, the NSW Government decided to impose a requirement that a seller has to have a listing contract prepared and given to their selling agent, which could be made available to any prospective purchasers. The listing contract has three documents attached to it; a full title search, a zoning certificate and a drainage diagram. You will be asked to pay the cost for preparing the listing contract and obtaining the disclosure documents upfront.

Q - When Moving Out, Can I Move Out Over The Weekend?

A - No. The settlement takes place during the week and you are obliged to give vacant possession once settlement has occurred that day.

Q - What Expenses Am I Responsible For When Selling?

A - You will pay a selling fee to your real estate agent. This will be set out in your agency agreement you signed with the agent upon listing. You will have to pay the balance owing on your mortgage, your rates are paid up to the settlement date, and your legal expenses. No stamp duty is paid by the seller.
